Introduction

An enormous number of people work in offices of one kind or another. They may be offices in buildings purpose built or attached to a factory or in business premises. For many self employed business people the office is a room in their home converted for that purpose. Solicitors, doctors, estate agents and insurance agents, in fact any business that you can think of, works from some kind of office or another. You might even say 80% of the adult population work in an office. But I wonder how many of those people have any say in what kind of office they have and whether or not it suits their requirements. Mostly when someone new joins a company or firm, they are given a space for their office usually left by the previous incumbent. I suspect that if you asked occupants how they would like their office to be they would find it difficult to tell you.

When you think of the number of hours we spend in an office, at least eight hours per day and sometimes up to sixteen hours if it’s a busy period. Yes people are allowed out for breaks and rest times, but it is an awful lot of your life cooped up in small space. If at least a third of one’s working life is to be spent in an office, then it makes perfect sense to ensure the environment is as comfortable, pleasant and as healthy as possible.

So how much thought goes into the planning of workspaces?

Where a building is purpose built such as an office, then the architects I am sure will have created good designs to suit the purpose. However, it has been known for new buildings to be problematic for the people working it them. For instance, synthetic materials used for carpeting can sometimes give off toxic fumes which cause allergies or illness of the staff. Air conditioning that relies on recycled air has the potential to carry bugs that can lay the whole office off at the same time. So there are many factors to consider in creating an office environment to ensure the staff are productive, creative, energised and remain healthy.

Old buildings, originally built for other uses, when converted to office space will have different problems to resolve. Often old buildings have very high ceilings where the heat rises up so that the inhabitants below are cold yet the heating bills are going through the roof, literally!! How to maximise the space available to provide a comfortable working environment will be a real challenge and this is where often the use of a mezzanine floor and suspended ceilings are valuable.

It is a well known fact for any establishment that happy workers give better performance and generate more revenue than unhappy workers. The workforce are more motivated, creative, helpful and have less time off work for illness if they are happy in their jobs. I am sure there are statistics available for these details, but moreover, as an employer, you have a legal responsibility to provide adequate working space, light, ventilation and other legislative requirements with regards the workspace. How does the furniture feel? Plastic seats can be very uncomfortable to sit on for a long time. Plastic does not breathe, it draws moisture from the skin so that when you stand up your posterior will be damp and uncomfortable. Padded fabric is warmer than leather for comfort and not as expensive. The desk chair needs to be the correct height for desk and give suitable support, a computer needs to be set correctly to avoid neck and wrist strain of the operator.

The temperature in the workspace is best if it’s not too warm and not too cold. An office refurbishment solution should also take into account that your staff will be most comfortable at around 20 degrees.

Too warm and we become sluggish and sleepy, too cold and we become distracted and use up valuable energy keeping warm. Fresh air is also beneficial to stimulate the brain cells.

Sound Hear

What can we hear? Is it noisy or quiet? When I was first starting out in business, I went to visit a local manufacturing company to learn about the way they managed their business. At lunch time I was taken into the executive dining area where there was a waitress service and we had a very civilised lunch. Later I was taken to the works canteen. When we walked in I was hit with a blast of noise such as I had never experienced before. The hall was large with a very high ceiling and nothing to damp down the echo. The result was that everyone ended up shouting to be heard and there was loud music playing as well. I was shocked, not just at the noise level but by the contrast between the executive dining room and the workers canteen. I had come from an business which treated all members of the company the same so there were no executive areas and everyone, high and low mingled together for meals and break times. Guess which company had the better worker relationships and higher output?

Where a company utilises an open plan office then noise levels can be very distracting and one solution is to incorporate ‘White Noise’ which is a low level background noise to interfere with the general office talk going on over the phone or mini meetings. Sometimes quiet relaxing music is introduced as background noise but this is not common in a business place.

Taste

Well we are not going to go around licking the furniture, but another important consideration is to ensure that a there is an area to enjoy a nice coffee or tea away from the desk throughout the day. So is there a pleasant area for making drinks and preparing snacks, or even lunch facilities alongside the office. I once worked in an office where they had a small kitchen area off the main office for making drinks and snacks and there was always a bowl of fresh fruit for employees, as the company recognising the refreshing effects of fresh fruit.

Workspace planning

So as you can see there are many things that can make the work environment a agreeable place to be. However getting the original layout and size of spaces for the employees is a complex process.

How much space does each individual need to work in? According to the Officewise publication from the Health and Safety Executive in the UK employers must provide a minimum of 11 cubic metres for each person permanently occupying a workplace. However there are all sorts of exceptions and caveats to this rule, such as making sure the space is usable space, and clearly if that space were under the stairs with no windows, or ventilation then it would not be suitable. So it is very important to ensure that your new office fit out adheres to all of the current legislation with regards to workspace laws.

An experienced industrial fit out specialist will usually install a suspended ceiling which makes the installation of services easier and more cost effective. Electrical supply, air conditioning units, water pipes and telephone cables can all run behind the suspended ceiling making access easy if anything goes wrong and repairs need to be implemented.

Daylight from windows is a requirement for offices. The days of the cupboard office cubbyhole are gone. Light airy spaces make people feel good and doses of sunshine each day lift our spirits. However too much sunshine will overheat an office so the use of vertical blinds is recommended to deflect the rays of the sun without reducing too much the level of illumination.

Costs

This reduces the amount of time spent in meetings and the space is reusable for the lunches. Other schemes encourage employees to work from home for part of a week and utilise a system of desk sharing or moveable desks.

Reconfigurable spaces

Another way of economising on the cost of office space is by careful rearrangement of the existing floor area. There may be dead areas which could be released and turned into useable space. The installation of new interior partition walls can rearrange the existing space to create a pleasanter working environment. Sometimes working in an open plan office is beneficial for communication between staff, other times it is a distraction and prevents efficiency. So having the option of both open space and separate offices provides the full range of options which can be easily introduced with new partition walls.

For example one of my clients, took over a set of offices and had various walls moved, so instead of it having two small offices, one without a window, they created one large office for the MD and a really good sized store room which they needed for long term storage of customer files. They then took out another partition and made a good size open plan office space and rearranged another wall to create a board come conference room. Also access to the little kitchen was changed to be more convenient. The choice of subtle colours on the walls and new vertical blinds caused the whole suite of rooms to be transformed into a pleasant and airy working area. Where there is plenty of ceiling height the introduction of a Mezzanine floor generates valuable areas perhaps for storage, private meeting rooms or extra offices.

Other considerations in workspace planning, is the situation of facilities such as kitchen, toilets, relaxation areas and outside space if available. Sometimes the introduction of a simple partition can create a relaxation/dining area without losing too much of the work area.

All Health and Safety regulations are paramount they have to be adhered to in the workplace and must be incorporated into any plan along with full fire regulations.

Conclusion

Many companies may feel that upgrading the facilities is a ‘nice to have’ idea and the reality is that it usually comes at the bottom of the list on money allocation. However this is erroneous thinking; office refurbishment is never a waste of time or money. Creating a pleasant office environment by upgrading worn out or old fashioned surroundings and furnishings will make a big difference to the working life of the employees. Improved working conditions may be only part of the picture in achieving real job satisfaction, but it is a good start in the right direction. It also says a lot about what the senior people in the organisation think about their employees. If they ensure that their staff are given the necessary equipment and facilities to do their job effectively then the employees will give better service and can be more efficient and there will be a better working environment all around.

How Much Is Your Home Worth? Wanna Bet?

Would you be willing to bet $300 of your own money that your home is worth what you think it is? Unless you’re ultra-competitive and will bet on pretty much anything, my guess is your answer would be a resounding “No!”

When you go to buy a home, or refinance your existing home, that’s exactly what you’ll be doing in most cases. This is one of the lesser known and most common mortgage ripoffs that occur because people outside the industry don’t know better. Knowing this and other mortgage financing secrets can save you hundreds or even thousands of dollars.

Purchasing a home, unless you’re independently wealthy, involves borrowing the majority of the purchase price from a lender, typically a bank. Before the lender will give you the money, they’re going to want some assurance that the property you’re going to buy is worth at least that much money, and in most cases more. It’s unusual these days to find any lender that will give you 100% of the value of a property. It’s typically 15-20% now. A far cry from the wild and woolly days before the mortgage market crash!

So, let’s say you want to buy a house. You go out and find the perfect house. You and the seller haggle back and forth and settle on a price of $100,000, just to keep the math simple.

Now you go find a lender and ask them to give you a mortgage. They tell you “Okay, we’ll give you $80,000.” You’re okay with that, so you proceed with the mortgage application.

As part of the mortgage application process, the lender will require an appraisal of the property. The appraisal must be done by a certified professional appraiser. The lender isn’t going to take the owner’s word for it!

Typically, the lender schedules the appraiser’s visit. The appraiser calls the property owner and arranges to visit the property. You, the applicant, are required to pay for the appraisal before it can take place. In my area, this fee is generally around $300.

So, you’ve now paid $300 to have the property appraised. If the appraiser agrees that the property is worth at least $100,000, no problem. The application process moves forward.

What if the appraiser says the property is worth less than $100,000?

You don’t get the loan, and, worse, you don’t get your $300 back! You just bet $300 and lost!

Lenders have been doing this for years and it’s become accepted as a way of doing business. People simply suck it up, pay the $300 and hope for the best. In recent years when property values were rising rapidly, this was rarely a problem, unless the seller had ridiculous expectations and the buyer no clue about the real value of the property. Nowadays, however, property values are declining and it’s much less certain that the seller, however well intentioned, really knows the value of their property.

Some reputable mortgage brokers have adopted a policy of paying for the appraisal out of their own pockets. This puts the onus on them to do their homework and have a good knowledge of the current property values in their area. From their perspective, it eliminates the possibility that they would have to call a potential customer and tell them they just blew $300.

The buyer will pay the appraisal fee as part of the normal closing costs, so it’s not like they don’t have the obligation to pay it. With the broker paying the fee first, this eliminates the risk on the part of the buyer and is simply good customer service. Shop around for mortgage lenders and brokers and always ask them who pays the appraisal fee!

A Complete Guide to Balloons

Introduction

When you think of the word ‘Balloons’ what ideas appear in your mind? Is it simple balloons you blow up for children’s parties, or balloons that fly off on their own, or the special balloons for key events like the ones produced for the wedding of Charles and Diana? So what exactly is a balloon? One definition defines a balloon as a flexible bag which you fill with air or some other type of gas, such as helium or hydrogen. History of Balloons

The first known balloons were made in Central and Southern America by the Aztec Indians. They were made out of the bowels of cats which were carefully cleaned then turned inside out. The balloons were then made into air filled model animals and burned at the top of the Aztec pyramid as an offering to the sun god. (The first example of balloon modelling). A Portuguese priest, Bartolomeu de Gusmao, held the first public exhibition of a balloon in the Portuguese Court in Lisbon in 1709 which was probably made from an animal bladder that stretched when filled with air. The rubber balloon was invented in 1824 by a Michael Faraday and was filled with hydrogen to be used in his experiments with hydrogen. But the familiar latex balloon did not appear until 1847.

The early rubber balloons were sold in America in Parks and Circuses for a penny each. Although the latex balloon was manufactured in London in the mid 1800′s the mass production of them did not appear until much later in 1931.

As technology has become more advanced so has the world of balloons. Now balloons can be made from rubber, latex, polychloroprene or nylon. They can be filled with air, helium, hydrogen or water. Filling the balloon with air can be done with the mouth, a manual pump(such as a hand pump), or electric inflator or with compressed gas. The balloons are used for many differing purposes, and decorated in numerous ways to fit the occasion.

Some balloons are purely for decoration, others are ideal for specialist functions because of their low density and relatively low cost. The balloon’s properties have led to them being used in a wide range of other applications in the areas of meteorology, military defense, medical treatment, and transportation.

Types of Balloons

Party Balloons

The most common and familiar types of balloons are the party balloons. These are usually bought in small packets and blown up with a pump to create a festive balloons scene for children’s parties and other kinds of celebratory events where they can make all the difference.

These days I often see a cluster of balloons at the entrance to a house or hall to indicate where the party is being held. The balloons come in many different sizes and colours and can have printing on the face which expands as the balloon is inflated. Helium Balloons

Helium filled rubber balloons typically only retain their buoyancy for a few days. The enclosed helium atoms are smaller than the pores in the latex through which they escape. To increase the float time of a helium balloon for a week or more, the inside of the balloons can be coated with a special polymer solution to reduce the leakage of the helium.

Water Balloons

The water balloons are often smaller than regular balloons and made from thin rubber so that they can be easily broken. They are filled with water and are intended for children to throw at each other as a game or practical joke with the aim of getting each other soaked. They may also be used in competitions or games.

Foil Balloons

In the late 1970s along came the foil balloon. These are made of thin non-stretch metalized plastic film or mylar. They are much more expensive and made an appearance at the wedding of Prince Charles and Lady Diana causing quite a stir. These balloons have attractive shiny reflective surfaces and can be printed with color pictures, logos and patterns to customize them. The most important property of metalized nylon for balloons is its ability to keep the helium gas from escaping for several weeks because it is less permeable. Foil balloons then have the advantage of being light weight, longer-lasting, with increased buoyancy. They are perfect for parties, in-store decorations, special celebrations and for gifts.

Animal-Shaped Balloons

Metalized nylon balloons can be cut into the three dimensional shapes of animals and then printed to represent the chosen animal. The decoration will usually include curled ribbon with an added weight to stop the balloons from floating away.

Balloon Drops

I am sure you will have been to a party or dance where at the end of the evening hundreds of balloons fall from the ceiling to mingle amongst the participants. This is known as a balloon drop and is often performed at New Year’s Eve celebrations or at political rallies and conventions. It is a relatively low cost way of generating a festive atmosphere at the party climax, so everyone goes away feeling they have had a really good time.

If you want to create a balloon drop for your own event you will need to set up a large plastic bag or net overhead, which is suspended at a certain height. This is then filled with air-inflated balloons so that they will fall onto the target area below when the balloons are released. You will also need to develop a mechanism for releasing the balloons. Balloon drops may also be performed at many celebrations, including graduations and weddings.

Balloon Rockets

As a child I am sure you played the game of blowing up a balloon then letting it go while watching it speed around the room making a rude noise with everyone falling about laughing. These are called balloon rockets and I remember being intrigued and wondering how they worked. When the mouth of the balloon is released, the greater pressure of air inside forces its way out and the elasticity of the balloon contracts causing the balloon to be propelled forward. This is fundamentally how a rocket works. The balloon can also be filled with gases other than air, with similar results. Besides being simple toys, balloon rockets are a widely used teaching device to demonstrate physical principles and the functioning of a rocket. The balloon rocket is often used to demonstrate Newton’s third law in physics.

Balloons races or releases using balloon gas to lift the balloons are often major publicity events where the company logo or message is printed onto the balloons. Helium is the gas used to make balloons float upwards for fund raising or raising awareness.

Balloons are made of natural rubber latex (NRL) which is a natural product coming from rubber trees that are grown in certain areas of the tropics. These are not trees that are cut down to produce the NRL. The NRL is obtained by tapping from mature trees and is a sustainable crop providing employment for many agricultural workers in some of the poorest areas of the world.

As a consequence of NRL cultivation and the consumption of latex products, the planting and maintenance of rubber tree plantations helps towards the prevention of tropical rainforest deforestation. This contributes significantly to the removal of greenhouse gases from the atmosphere, produced by industrialised nations and a major source of global warming.

Research shows that latex balloons which are completely natural coming from the Hevea tree degrade faster than oak leaves. Oxidation occurs first in the breakdown of latex and it begins within an hour of a balloon being inflated. As the decaying process is by natural exposure nutrients are released into the ground. Most balloons used in releases today are made of bio-degradable latex.

An estimated 90/95% of balloons released rise to an altitude of 5 miles, at which height the cold will cause the balloon to become brittle and shatter into miniscule pieces. The small fragments then floating back to earth to degrade in the ground. Balloon fragments are unlikely to cause harm if accidentally ingested. This is because latex and the dyes used in latex colouring are non-toxic.
